The last key factor in site selection to discuss from our “Must Haves” list is difficult to define but no less important than its predecessors. Some think site selection is purely a quantitative evaluation process, and the lowest-cost location always wins. This is not always the case, as most clients place significant decision weight on qualitative factors, and for some projects, they are the final determinant of the site selection decision.

All projects are different, but they tend to share key requirements that affect the site location decision:

  1. Available Site or Building
  2. Logistics
  3. Utilities
  4. Workforce Availability
  5. The Financial Case
  6. The “Feeling”

The sixth key factor in this blog series is the “feeling.”

A site and community must “feel” right from various perspectives to be selected by a discriminating site selection team. Evaluating this often intangible factor for clients remains one of our favorite parts of the site selection process.

In essence, after executives are convinced that all the “have to have” factors are satisfied, they look to verify a decision feels good in the gut. The top location may need to remind them of home or make them feel welcomed, respected, and supported by the community and state where they are located.

The need to have a good feeling about a site/community is prevalent in most projects but especially strong amongst foreign clients who are a long way from home and making large investments in less familiar territory. During the course of a project, it is critical for the site selection client to gauge and rate those qualitative factors that are most important to their final location decision. Regarding this key factor, our team helps the client name the imperceptible and reach a consensus that leads to confident decisions.
